How long does an inspection take?

Most inspections take 2–4 hours depending on the size and age of the property. Larger or older properties may take longer. Plan to be available for the full duration if you want to attend.

Should I be there during the inspection?

You don't have to be, but it's strongly recommended. Walking through the findings in real time gives you context that a report alone can't fully convey. Most clients who attend say it's the most valuable hour of the process.

Do I need a radon test?

Colorado ranks among the highest states for elevated residential radon. The entire state is EPA Zone 1 — the highest risk category. We recommend testing every property, regardless of age or location.

What if the inspector finds something serious?

We document it clearly with photos and plain-English descriptions. From there, your agent can negotiate repairs or credits, you can request a specialist, or you can walk away with your earnest money protected. Knowledge is leverage.

Do you inspect commercial properties?

Yes. BCS Property Inspections covers office buildings, retail spaces, multi-family residential, light industrial, and mixed-use properties. Commercial quotes are provided individually based on size and scope.

How soon can I get an inspection scheduled?

Most inspections are scheduled within 48 hours. During busy seasons, call as early as possible after your offer is accepted — inspection deadlines in Colorado real estate contracts are tight.

What does the report look like?

Reports are delivered through Spectora — the industry's leading inspection software. Each finding includes photos, a severity rating, and a plain-language description. Shareable by link with your agent, attorney, or lender.

Is BCS Property Inspections licensed?

Colorado does not require a state license for home inspectors. BCS is InterNACHI Certified and carries both Errors & Omissions and General Liability insurance. Radon testing is performed under a separate DORA/NRPP certification as required by Colorado law.
